Be on the lookout for other methods, as well.

Success requires sincere effort and dogged determination. Article marketing is very effective, especially once you establish yourself as an expert in your industry. Here is a short list of common terms with my version of their definitions and in their hierarchical structure.

Online (or Web Site) Marketing: I think a case can be made that online marketing and website marketing are two different functions, but only slightly. However with the advent of pay-per-call it will be entirely possible to market your online without even having a website. Not sure if that would be advantageous or not, but possible. I place a distinction here between online marketing and search engine marketing because the functions of online marketing , while including search engine marketing, may bypass the search engines altogether.

Examples: email marketing, link buying, renting or exchanging (when done for exposure, not search engine relevance), online ad placement, website design, usability, conversions, etc.

> Search Engine Marketing: SEM is the primary subset of online marketing and focuses its marketing efforts primarily to gain additional web-site exposure via the search engines.

Examples: SEO, Pay-per-click, press release distribution, link building (all forms), keyword research, traffic analysis, etc.

> > Search Engine Optimization: SEO is the act of manipulating a websites on and off-page factors causing the search engines to recognize the site as relevant for specific keyword phrases. The primary function of search engine optimization is get a website ranked, drawing new traffic to the website. What happens once they get there is, by the strictest definition (and one employed by most SEO companies) is not under the purview of the SEO company. Usability and conversions are both functions higher up the chain.

Examples: code and text optimization, keyword research, link building, ranking reports, etc.

Many of the jobs that need to be performed can cross each into other categories. For example, keyword research is the function of SEO and SEM, same with link building. It is important, however, to recognize the distinctions in each of these categories. While everything an SEO does is considered a function of online marketing, if you hire an SEO or purchase an SEO only service, dont expect to receive search engine marketing or online marketing service with that. And if you do want those services included, be ready to pay substantially more for the service.

There are many different ways to do internet marketing. Article marketing is one of my favourite methods of doing internet marketing as this is one of the easiest methods that even a beginner can succeed with.

Let us look at the most common ways that people use to market their internet business. Ppc advertising is very quick to setup and drive targeted traffic quickly to your web site. The big disadvantage with this method of internet marketing is that you need to be willing to spend thousands of dollars to test and track which keywords actually convert. This can be very daunting for a beginner.

Ezine advertising also brings in results quickly. However the disadvantage is that often you need to book your adverts weeks or months in advance. You also need to be very good at copywriting so that your emails actually get read and convert to customers. You also need to track and test everything so that you only continue advertising in related ezines that are actually profitable.

Search engine optimization is another method that can be used that is effective. However the disadvantage here is that for a new web site it can take up to a year to get good search engine rankings and with the frequent changes in the search engine algorithms your business can be wiped out if you lose your rankings.

Let us look at my favourite method of internet marketing. With article marketing the disadvantage is that you need to spend a lot of time to write the articles. However, once you have written and submitted your articles to the major article directories they are viral in nature. They get picked up by other webmasters that publish them on their web sites. I would much rather have different sources of traffic than just rely on one source alone which can be very risky. You also get traffic from search engines as they spider your articles in the search engine directories.

It is probably the most reliable method of generating quality traffic to a web site. This method of marketing has been so effective for me that I have stopped ppc and ezine advertising long ago.

Unfortunately, for many website owners they do not use article marketing effectively and not nearly enough as they should. When used correctly writing and submitting articles to the major directories can have a massive impact on your website. I'll give you a recent example from my personal experience...

Recently I decided that I wanted to promote a program that I enjoyed as an affiliate. To do this I created 4 articles written around the topic that the program catered to. I chose keywords effectively and wrote my articles with regard to proper SEO and article writing methods (keywords in the title, use of synonyms, call to action in the resource box, etc). This resulted in 1874 views of my articles in 48 hours and high search engine rankings for the keywords that I targeted in each article. The bonus is that these articles should continue to rank well and send visitors to my website resulting in affiliate commissions.

What most people don't seem to realize is that their articles aren't working for them as well as they could be. When I first wrote articles to submit to directories I made the mistakes that you probably also do (or did do). My first articles have only been viewed in the high hundreds. In fact my most viewed article from early article submissions has only had 1054 views to date in over a year! Now compare this to almost two thousand views of just 4 articles in 48 hours and I'm sure you'll understand the importance of doing article marketing correctly. At the time of this writing the most popular article of the four has had 900 views since submission 5 days ago and also now holds a number 1 ranking in Google which will bring me traffic for some time into the future.

Being ranked in Google is the key here. By getting your articles ranked in search engines for good keywords is like turning on a tap of traffic that you can leave and then move onto another article, and then another, and so-on. It is also very effective to rewrite your articles and submit them to several top article directories. This way you can target variations of a keyword. It is important to note that duplicate content does not do you or the article directories any good, so you should submit unique articles to each directory.

Now let us look at one of most overlooked parts of article marketing. It is very essential to track and test how many clicks your author bio is getting. It is very important to have your unique selling proposition as your bio. Now I suggest you track and test different bios. Initially I was getting very low click through rates on my bio, but then I changed it and found one that gets a much higher click through rate.

There is software that does this for you, but I found that it works best to submit to the article directories by hand. Also stick to the major article directories. Submitting to the smaller article directories will increase link popularity, but they rarely drive much traffic to your web site.

Once you master this skill you will generate the highest quality leads for free. If you do this on a consistent basis you can drive tens of thousands of visitors to your web site.

3. Forecast special reader's reactions. Make a positive anticipation from the readers primarily on how the information that you have included on your article material will affect them. If the material has included topics about evolving products or regulating policies about which you would like them to understand, always anticipate reactions.

4. Outline and structuralize your message in a not-so-conventional format. From time-to-time, you may need to freshen up the way you present your messages to your readers. It is best that you keep producing other formats of messages that you can think about to promote novelty.

5. Concentrate on the logical flow of ideas and draft these quickly. It is suggested that you consolidate your ideas and make a careful plan and logical outline on how these ideas should be presented. Make sure that you do it quick. The faster the drafting of these ideas the sooner it is going to be to finish a well-created material.

6. Finally, edit and check your work for any grammatical content, and layout errors.

Nearly every commercial real estate professional I know hates cold calling! Well, not everyone, there are a few out there who not only love it but who do it really well. But for the rest of us, there's a better way.

If you're ready to do more business in less time, work smarter, not harder, and increase your income, READ ON because referrals are the way to go!

Referrals are the most important and powerful strategy for increasing your income because they shorten the sales process. Referrals connect you with more qualified clients, generate more callbacks, and get you more "yes" responses in less time.

The definition of a referral: "Any name or contact information given to you for the purpose of doing business."

If you provide excellent service to others, you not only earn the right to ask for referrals, but others will be eager to offer them. The key is to "ASK". Furthermore - go the extra mile delivering "WOW" client service and people will be lining up to do business with you. Just remember you still will need to qualify the prospect before agreeing to take him/her on, the key is working with only "A" and "B" clients.

The best way to begin building a referral-based commercial real estate business (and never cold call again) is to follow the 12 strategies outlined below:

Step 1: Declare a specialty and become known for that specialty.

Step 2: Be Referable, act and dress professionally, always follow up and do a great job.

Step 3: Develop a one-page strategic referral plan declaring goals and outlining the steps you need to take each week and each month to reach your goals. Refer to this plan daily.

Step 4: Use your database for more then just an electronic database. Store the information you'll need to remember for future conversations (i.e. hobbies, family, travel). This information can then become conversation starters.

Step 5: Keep current with the latest technology and USE IT! Keep in front of your clients and prospects regularly with email - newsletters, snippets of useful information. This will remind them you're still around.

Step 6: Develop scripts for talking to others about giving you referrals. Have scripts for talking to colleagues, friends, and family. Having scripts makes it easier to ask when the time comes for the conversation.

Step 7: Develop a Top 20, a list of 20 people in your sphere that are in a position to refer to you. This list could include a colleague with a different specialty; lawyers, bankers, architects, and so on. This is the list of people who will get the most attention when marketing.

Step 8: Eat meals with others two or three days a week. How about making Monday, Wednesday, and Friday "lunch out" days? During these lunches you will form and strengthen relationships, thereby increasing your referability.

Step 9: Develop Strategic Alliances, groups with whom you can associate and attract referrals. Examples are SIOR and ICSC.

Step 10: Network. Set a goal to attend one networking event each month. Join groups like LeTip and BNI. Form your own breakfast clubs or mastermind groups. But be sure to go beyond having an enjoyable conversation and leave with a pocketful of referrals.

Step 11: Give Referrals. It's really so simple. To get referrals - give referrals. Be mindful of those in your circle whom you can refer to. What goes around comes around!

Step 12: ASK! The easiest and yet the one thing most professionals never do - ASK!

There are dozens of other ways to increase business. Keep in mind - most commercial real estate professionals do nothing but pray for clients to fall in their laps.

If you do just 3 referral-building action steps per week, your productivity should increase by 20% per month, that's 240% by the end of the year!

Develop a strategic plan that is focused on building a referral-based Commercial Real Estate Business. Include things such as how many referrals do you want in a year, a month, a week? What action steps do you need to make this happen?

Some professionals are comfortable with asking around at a networking function, others write an email or letter, and still others have a one-on-one conversation. The point is: Put the steps you are willing to take and put them into action.
